TPO is a single-ply membrane common on flat and low-slope roofs, heat-welded at the seams. It fails at those welds, at penetrations and curbs, and through punctures from foot traffic or debris. Repair is a welding job rather than a patching one — adhesive patches on TPO are a temporary measure at best, because the material does not bond reliably to anything other than itself under heat.

That pattern is harder on a roof than steady weather. Sun bakes the oils out of asphalt and hardens every rubber and sealant component until it cracks, and the failures sit there unnoticed through the dry months because nothing is testing them. Then the first real atmospheric river arrives and finds all of them at once, which is why leak calls across Los Angeles County cluster into a few weeks each winter. Low-slope and flat sections are the particular weak point here — they are everywhere in the local housing stock, they pond rather than shed, and their membranes are exactly what the UV has been degrading.

As an emergency measure only. The material is designed to be heat-welded to itself, and adhesive patches lift at the edges with temperature cycling. A welded repair is the actual fix.
Typically fifteen to twenty-five years depending on thickness and exposure. Seams and detailing fail well before the field of the membrane does, which is why most TPO work is repair rather than replacement.
