The rubber collar sealing where a plumbing vent passes through the roof sits in direct sun and takes the full heat load all year. It hardens, then splits, typically at eight to twelve years — well before the shingles around it are anywhere near replacement. It is one of the most common causes of a leak on a roof that is otherwise in good condition, and one of the cheapest to fix, which is why a leak that appears on a relatively young roof is worth checking here first.
Los Angeles County has a roofing climate most of the country would not recognise: months of relentless UV with almost no rain, then the year's water arriving in a handful of concentrated winter storms. That pattern is harder on a roof than steady weather. Sun bakes the oils out of asphalt and hardens every rubber and sealant component until it cracks, and the failures sit there unnoticed through the dry months because nothing is testing them. Then the first real atmospheric river arrives and finds all of them at once, which is why leak calls across Los Angeles County cluster into a few weeks each winter. Low-slope and flat sections are the particular weak point here — they are everywhere in the local housing stock, they pond rather than shed, and their membranes are exactly what the UV has been degrading.
